The Menifee Planning Commission will consider plans for a 50-home residential development at its Oct. 28 meeting.
The project, known as Minera, would bring 50 single-family homes to a vacant parcel at the southwest corner of Holland Road and Murphy Lane in Menifee. The property is designated for low-density residential development, allowing between 2.1 and 5 dwelling units per acre.
According to city documents, the development would include five pocket parks, a landscaped parkway along Murphy Lane and a landscaped water detention basin.
The proposal also includes a planned unit development, which would allow modified development standards in exchange for enhanced architecture, design and amenities.
City staff has determined that the project qualifies for an exemption from additional environmental review under the California Environmental Quality Act because it is consistent with the city’s General Plan. According to the notice, the development is not expected to result in significant impacts related to traffic, noise, air quality or water quality.
The meeting will begin at 6 p.m. at Menifee City Hall, 29844 Haun Road.
Members of the public may submit written comments to the city before the hearing or provide testimony during the meeting. The Planning Commission will consider all public comments before making a decision on the proposed project.
