The Menifee Planning Commission will consider plans for a 701-unit condominium development during its Oct. 28 meeting.
The project, known as Menifee 37, would be located north of Rouse Road, west of Menifee Road, east of Junipero Road and south of Case Road, near the railroad tracks.
According to city documents, the development would include 701 attached condominium units featuring two types of townhomes: paseo townhomes and yard townhomes.
The paseo townhomes would have alley access, with front entrances facing a shared green space known as a paseo.
Plans also include a recreation center with two swimming pools and a children’s play area, an open lawn pocket park and a dog park. The development would provide 260 guest parking spaces.
The project would be divided into four phases and include off-site utility improvements, including approximately 3,000 feet of storm drain facilities and 500 feet of sewer and water facilities.
The property is designated for high-density residential development under the city’s General Plan, allowing between 20.1 and 24 dwelling units per acre.
The city has determined that the project qualifies for an exemption from additional environmental review under the California Environmental Quality Act because it is consistent with the city’s General Plan. According to the public hearing notice, the development is not expected to result in significant impacts related to traffic, noise, air quality or water quality.
The meeting will begin at 6 p.m. at Menifee City Hall, 29844 Haun Road.
Residents may provide comments during the public hearing or submit written comments beforehand.
