Draft EIR for warehouse proposal available for review

The City of Menifee has announced a public review period for a Draft Environmental Impact Report (EIR) for a proposed warehouse project in northeast Menifee.

The Heritage Valley Business Center is planned for a 41-acre site south of Ethanac Road, north of McLaughlin Road, west of Sherman Road, and east of Trumble Road. This project was originally approved by the city under the name Ethanac Business Park.

According to City Communications Director, the original project proposed by the CORE 5 development group called for two buildings on the site. The project is now consolidated into one larger building, estimated to be 829,755 square feet, including 10,000 square feet of office, and 819,755 square feet of ground floor warehouse space.

According to the public notice distributed by the City of Menifee last week, “The building is contemplated to have a structural height of approximately 60 feet and includes approximately 503 automobile parking spaces, approximately 258 truck trailer parking spaces, and approximately 111 dock high doors.”

The Draft EIR is available for public review until May 1 on the city’s web site here. Copies are also available at the following sites:

Any responses must be submitted to the City of Menifee Community Development Department at the earliest possible date, but no later than May 1, 2026, at 5 p.m. Comments must be submitted via email or in writing via email to fherrera@cityofmenifee.us or by regular mail at:
