The Menifee City Council last week approved the latest phase of development in the Legado housing project, which will soon be under construction just east of Encanto Drive and north of Chambers Avenue.
Legado, by Lennar Homes, is planned on 331 acres between Rouse Road to the north, Chambers Avenue to the south, and Antelope Road to the east. It will be subdivided into 18 lots for residential, commercial, and park use.
The first phase was approved by the city earlier this year. This second of four project maps was the subject of last week’s approved agreement. It is a proposed subdivision of 13.11 acres into 49 single-family residential lots.
Also approved was the Subdivision Improvement Agreement, which requires that improvement securities are posted to guarantee the completion of onsite and offsite improvements, including streets and drainage, water, and sewer systems. According to city documents, the SIA requires that public improvement be completed within 12 months from the date of City Council approval.
The total securities provided by the developer is $959,900.
When all phases are completed, Legado will be a master-planned community of about 1,000 homes with a pool, recreation center, 13-acre park and sports fields.
