Menifee City Council members on Wednesday approved the final tract map for the construction of 65 residential lots as part of the Underwood development at Antelope Road and Rouse Road.
The council action included approval of bond agreements that require the developer to post surety bonds guaranteeing completion of the project within 24 months from the council approval date.
This plan is phase two of five planned phases for the Underwood development. It is scheduled to include two open spaces and a public park. The original five-phase plan was approved by the City Council in August 2020.
The faithful performance bond posted by developer KB Home Coastal, Inc. through Endurance Insurance Corporation guarantees that a penalty of $11.1 million will be paid to the City of Menifee if the work is not completed on time. The premium paid for the bond is $66,708, according to city documents.
Primary access to the development is via Rouse Road, which runs west from Menifee Road just north of the Heritage Lakes development being constructed by Lennar Homes. Secondary access is via Antelope Road west of Menifee Global Medical Center off McCall Boulevard.
The action was approved unanimously by the City Council as part of the consent calendar in Wednesday’s meeting, so no discussion took place.
