The Menifee City Council has approved two tentative tract maps for a 77-acre housing project known as Menifee Village.
Diamond Brothers Five Partnership is the owner and developer on the project, which is planned for 256 single family residential lots northwest of Domenigoni Parkway and east of Lindenberger Road. The original track map was approved by the Riverside County Board of Supervisors in 2005, prior to the City’s incorporation.
The current submission is part of the fifth extension of map time, according to city documents. The City approved this submission as a unit phasing map, developing the project in two phases.
The first phase includes 44 acres to be subdivided into 132 single family residential lots and 13 open space areas. The second phase include 33 acres to be subdivided into 124 single family residential lots and 13 open space areas. Four of the larger open spaces will be developed in a public park, a Homeowner Association maintained park, and two water quality basins.
As part of the agreement approved by the City Council, Diamond Brothers is allowed to use a “lien placed on a real property as the form of security for guaranteeing (1) the completion of the public improvements conditioned of the project to construct, and (2) the correct placement of Survey Monuments for the final maps.”
According to city documents, an appraisal report estimated the value of the property at $12.766 million. The total cost of required public improvements and placement of Survey Monuments – including road, sewer and drainage systems – is estimated at $11.997 million.
The Subdivision Improvement Agreements state that the improvements must be made within 24 months.
Phase 2 of the project will be located on the northeast portion of the development. |
