The City of Menifee continues to attract high end development projects with the approval of a new medical/professional office campus and a new upscale senior living facility.
On Nov. 28, the City’s Planning Commission approved by a 5-0 vote the Menifee Meadows Development project, which will be located at the southeast corner of Holland and Sherman Road. This mixed-use development plan consists of eight-elegantly styled medical buildings on a lushly landscaped professional office campus. Conveniently located next door will be a state-of-the-art 176-unit senior facility with gourmet dining, sports bar, three levels of care of independent living, assisted living and memory care, all located just a golf cart ride away from the downtown shops and restaurants to be found in the Menifee Town Center.
Senior Living Portion of Project
The senior living facility will offer a full complement of onsite restaurant dining, a theater for patrons, sports bar, gym, and art studio with daily art classes for residents.
Menifee Meadows Senior Living will offer a continuum of care, ranging from Independent living for active adults to Assisted living for those that need additional help with daily living (medication management, personal grooming, laundry service, etc.). The facility will also offer a separate memory care wing for those suffering from Alzheimer’s and dementia. Menifee Meadows will be licensed by the state of California as a Residential Care Facility for the Elderly (RCFE).
"Menifee Meadows Senior Living will be similar to a full-service resort with daily dining options and a plethora of onsite and offsite activities for our residents. As the population of Sun City ages, there is a growing need for the type of senior services that Menifee Meadows will offer," said David Ricci, a Principal with Pacific Land Development Partners, the developer for the project.
The facility will be run by an established senior living operator that has over 20 properties across the country.
Construction for the new senior living facility is expected to begin later this year (Fall of 2019). This first phase of construction will include extensive road and landscape improvements along Holland and Sherman Roads. This work should occur around the same time as the construction of the City’s new Holland Road overpass, which will connect both sides of Holland Road over I-215.
New Medical and Professional Office Campus
Menifee Meadows Medical/Professional Office Campus will consist of eight one and two-story buildings. The north end of the project will have a five-building medical office campus. The campus will be home to a primary care medical group and several specialists. The developer is currently in talks with a surgery center. The campus is less than a four-minute drive to Loma Linda University Medical Center and the new Kaiser Permanente Medical Complex.
"We are located in close proximity to two high schools and lot of new housing. It makes sense that Menifee residents will want to have close access their medical doctors, rather than having to drive all the way to Murrieta and Temecula to see their doctor or specialist," Ricci said. "We also believe that having the Medical/Professional office Campus next to the Senior living facility will result in the two uses complimenting one another. Our Senior residents will be able to access services at the medical office campus."
Located south of the medial office campus will be three two-story buildings constructed for professional office use. These offices should be in high demand from legal and arbitration offices once construction begins on the new Riverside County Civil Courthouse (scheduled to begin construction in the Fall of 2019).The Courthouse will be located within the adjacent Menifee Town Center. The 90,000-square-foot courthouse will house nine courtrooms.
Close Proximity to the New Menifee Town Center
The environmentally positive impact project will be located within walking distance or a short golf cart ride to the new Menifee Town Center with its soon-to-be-built Krikorian Theater and Entertainment Complex. A new Class I electric golf cart path will connect the Town Center and Menifee Meadows, making the trip safe for our residents as a Class I is not located on a road and is dedicated to golf carts only.
"Pacific Land Development Chose the Menifee Meadows location because we wanted our development to be close to the heart of the action in the City. We deliberately chose a location adjacent to the new Menifee Town Center so that our office tenants and senior living residents could be in close proximity to the new entertainment and government services that the Menifee Town Center will soon have to offer." said Dave Pettigrew, a Principal with Pacific Land Development Partners and the developer of Menifee’s Santa Rosa Academy Charter School.
Krikorian is developing a multifaceted entertainment center that will include a movie theater with 14 stadium-style auditoriums, outfitted with fully-reclining leather seats, a 16-lane bowling alley, a restaurant/sports bar with a 70-foot screen and luxury sofa seating and a fun zone/gaming area. This hub of entertainment will be located next to the soon to be constructed Riverside County Courthouse, bordering Newport Road to the north and Town Center Drive to the east.
The ability of Menifee Meadows Doctors and Senior Living staff to be within a five-minute electric golf cart drive from the lunch and dining options at the adjacent Menifee Town Center should be very appealing.
