Commission to review 218-unit condo project in Town Center

Public hearings regarding plans for a major condominium project in Menifee Town Center and a change of allowable use in an existing structure in the Menifee Lakes community will take place during the Menifee Planning Commission meeting on Feb. 28.

The proposed "Lennar Condos at Town Center" is a subdivision of 20.3 acres for 218 dwelling units designed by Lennar Homes on a southern parcel in the Menifee Town Center, located between Newport Road to the north and La Piedra Road to the south. This is the long-awaited downtown center property that remains mostly vacant but is experiencing some movement with grading and foundations for a park with the property.

A Krikorian theater and entertainment complex, designed as the anchor of the center, is in the final stages of approval and financing, with groundbreaking expected later this year. Meanwhile, plans continue for the residential part of what city officials envision as the eventual heart of Menifee's downtown area, including the Lennar project.

The project will include landscaping, streets, open space, 436 garage spaces and 106 uncovered guest parking spaces.

The second public hearing on Feb. 28 concerns a proposal to amend the allowable uses of the Menifee Lakes Clubhouse, located on Newport Road at the northern shore of the lake. Approval would allow use of the facility for several additional purposes, including as an Informational Center, Real Estate Office, Management Center or center for community events involving Menifee Lakes residents.

The meeting begins at 7 p.m. at City Hall, 29714 Haun Road. The public is invited to attend the meeting and provide input regarding these proposals.
