The red area indicates the location of the proposed 331-acre Fleming Ranch development.

The public is invited to attend a special meeting Nov. 30, when City of Menifee officials will study the elements to be included in an Environmental Impact Report for the proposed Fleming Ranch development.

The project is planned for 331 acres east of the 215 Freeway and Encanto Drive; west of the future extension of Antelope Road; south of Rouse Road; and north of Chambers Avenue. This currently is an open field south of Evans-Brown Mortuary and north of Hans Christensen Middle School.

The proposal calls for the following, according to a City news release:

-- 1,080 homes, including 344 units with a minimum lot size of 5,000 square feet; 392 units with a miniumum lot size of 5,500 square feet; 130 units with a minimum lot size of 6,000 square feet; 162 units with a minimum lot size of 6,500 square feet; and 49 units with a minimum lot size of 7,000 square feet.

-- Up to 225,000 square feet of commercial land, which may instead be developed with 275,000 square feet of office space or 350,000 square feet of other non-residential use, such as a business park.

-- Open space and recreational space including a 6.3-acre open space in the northeast portion; a sports park on 12.9 acres in the southwest portion; and a series of enhanced paseos on 4.8 acres. Field lighting is proposed for the sports fields.

Public input regarding the project and its potential environmental impact on the area will be taken during a scoping meeting hosted by the City of Menifee Community Development Department Nov. 30 at 6 p.m. in the multipurpose room at Hans Christensen Middle School, 27625 Sherman Road.

A 30-day public review period for the project will continue through Dec. 14. The initial study for the project can be viewed on the City website here. Written responses should be addressed to Lisa Gordon, City planning manager, 29714 Haun Road, Menifee CA 92586 or by email to lgordon@cityofmenifee.us

  1. I guess that means Walmart will go elsewhere.

What about water supply for the city? We've been lectured as to saving water. More homes here, plus how many at Audie Murphy "ranch" puts a big strain on that.

Plus... The interchage at McCall is already bad. You'd have to start now to be ready for the extra traffic.

    What's the plan?

Then we have to build more roads or widen them.Seen it happen to moreno valley now that place is not a good city.
