An access road has been completed and plans are in process for the construction of buildings at Commerce Pointe Menifee, which will include two business parks and about 50 buildings designed for manufacturing and warehouse use.
This will be the first industrial park in Menifee. It will offer storage and manufacturing space for medium size businesses, said project development manager Dennis Fitzpatrick of PacTen Partners at the groundbreaking last January.
"This will not be a distribution center," Fitzpatrick said at the time. "This will be a place for medium size businesses owned by people who live in town and for those looking for a good place for their workforce."
The combined space of the two business parks will be 825,000 square feet. The north park parcel is located south of Scott Road and the Shops at Scott development, between Zeiders Road and the last few blocks of Bailey Park Boulevard. The south parcel is wider, extending from Zeiders Road all the way east to Interstate 215.
Ciccotti Street, a small east-west road that previously stopped west of Zeiders Road, has been extended from Zeiders Road to Bailey Park Boulevard, as shown by the yellow arrow in the lower map. The entire Commerce Pointe property is outlined in red.
According to Kassen Klein, spokesman for the developer, the new stretch of Ciccotti Street will serve two purposes -- as an entrance between the two business parks in Commerce Pointe and as a new entrance to Bailey Park Boulevard, which services several small businesses. The current entrance to Bailey Park Boulevard off Scott Road will be closed when the Scott Road Interchange is built.
"With the completion of the interim road improvements, the Scott Road/I-215 interchange can proceed because the installation/construction of Ciccotti Street provides the required access to Bailey Park Boulevard parcels that will no longer access Scott Road," Klein said.
According to the City of Menifee website, construction of the Scott Road freeway interchange is now expected to begin in the summer of 2017.
