The Menifee Planning Commission will conduct public hearings regarding two key developments in the city during its Jan. 28 meeting.
One hearing will be held to consider proposed amendments to the specific plan and additional tract maps for the Audie Murphy Ranch, a master-planned community covering 1,100 acres of homes, parks and open space located both north and south of Newport Road just west of Murrieta Road.
Some phases of the development have already opened. Tuesday's public hearing involves a proposal to reconfigure planning area boundaries within the portion of the specific plan area located north of Salt Creek; modify the range of lot sizes available within the plan; and incorporate minor changes to the recreational amenities in the community.
One tentative tract map to be considered proposes a subdivision of 29.6 gross acres into 109 single family residential lots and eight open space lots. The other tentative tract map proposes a subdivision of 292.34 gross acres into 1,008 single family residential lots with minimum lot sizes ranging between 5,000 square feet to 7,200 square feet and 44 lots for open space.
The other public hearing will address a project proposal for the Junction at Menifee Valley, a commercial center that would include 18 buildings consisting of 526,800 square feet. The project would include retail and restaurant space and a gas station. It is located at the northwest corner of Scott Road and Haun Road, on land that is occupied in part by the old Bailey Ranch house.
The proposal includes an application to change the zoning classification from industrial park to general commercial.
The meeting begins at 7 p.m. Tuesday at City Hall, 29714 Haun Road.
